What is your property actually worth?
Our brokerage side holds Realtor association membership and multiple listing service access in both regions we work, so a valuation rests on verified, current sales — not a national estimate scraped from public records.
Broker Price Opinion
A written opinion of value from a licensed California broker, built on verified MLS sales and the listing competition you are actually up against — useful for pricing a sale, settling an estate, testing a refinance, or simply knowing where you stand. Prepared by a broker, not generated by an algorithm.
Independent Appraisal
When the situation calls for a formal appraisal — trust and estate work, probate, tax basis, partnership buyouts, litigation — we bring in licensed independent appraisers through our standing relationships and manage the coordination. You get the introduction and the scheduling; they keep the independence their license requires.
Investor Underwriting
Beyond what a property is worth today: what it is worth renovated, re-tenanted, or with another legal unit on the lot. We run the same planning-level construction budgets and rent comps we use on our own acquisitions — and we show you the arithmetic rather than just the conclusion.
You cannot make a good decision about a property until you know what it is actually worth.
Which do you actually need?
Three different instruments, routinely confused, used for genuinely different things.
Broker price opinion
Prepared by a licensed broker from verified MLS sales. The right tool for pricing a sale, testing a refinance, an internal decision or a partner conversation. It is not an appraisal and cannot be represented as one.
Independent appraisal
Prepared by a licensed or certified appraiser to a professional standard. Required for most lending, and the right instrument for trust and estate work, probate, tax basis, partnership buyouts and litigation.
Automated estimate
What the national portals generate from public records. Free, instant, and blind to condition, permits, renovations, orientation, view — and every off-market sale on the street.
What goes into ours.
A number is only as good as what sits underneath it.
Verified sales, not public records
We work from MLS data in both regions, which carries the sales public records miss and the condition notes they never record at all.
Condition and competition
What the property is genuinely like today, and what a buyer could choose instead of it this week. Value is relative to the alternatives, not to an average.
The upside case
Where it's relevant, what the property is worth renovated, re-tenanted, or with another legal unit on the lot — priced with a builder's numbers rather than a guess.
