What areas does Casa Fresco invest in?
Two California regions. On the Central Coast we work San Luis Obispo County — San Luis Obispo, Pismo Beach, Grover Beach, Arroyo Grande, Morro Bay, Los Osos, Nipomo, Atascadero and Paso Robles — and Santa Barbara County, from Santa Maria, Orcutt, Lompoc, Guadalupe, Buellton, Solvang and Santa Ynez down through Goleta and Santa Barbara.
In the Central Valley we work Fresno County and the surrounding San Joaquin Valley, including Fresno, Clovis, Sanger, Selma, Reedley, Kingsburg and Kerman. Read why we invest in the Central Valley.
What types of property does Casa Fresco buy?
Residential, commercial and industrial. In practice that means single-family value-add, two-to-four unit and small multifamily, buildable infill lots, and tired retail, office, industrial and flex space bought below replacement cost.
Our four core strategies are ADU and unit additions, land and infill development, commercial and industrial repositioning, and multifamily value-add.
Can I partner with Casa Fresco on a property I already own?
Yes — that is one of the two ways people work with us. If you are holding land, an underused lot, or a building that needs capital and construction to reach its potential, we structure a partnership rather than simply making you an offer.
We bring the underwriting, the entitlement work, our own capital, and our in-house construction crews. You keep exposure to the upside instead of selling it at today's price.
Does Casa Fresco help with 1031 exchange replacement properties?
Yes. Tell us your price range, property type, income target and geography, and we put continuous MLS screening to work across both regions, alongside direct conversations with owners who would rather not list — then hand you underwritten candidates rather than a raw listing dump.

Does Casa Fresco build its own projects?
Yes. Our construction is handled in-house through our own licensed California general (B) and plumbing (C-36) contracting operation — not bid out to whoever is available.
That means budgets come from a builder rather than a broker's guess, there is no general contractor markup stacked on the project, and the crews mobilise on our schedule instead of someone else's backlog.
Can Casa Fresco tell me what my property is worth?
Yes. Our brokerage side holds Realtor association membership and multiple listing service access in both regions we work — the Central Coast and Fresno County — so a valuation is built on verified, current sales and active listing competition rather than a national estimate scraped from public records.

Does Casa Fresco do appraisals?
Not directly, and the distinction matters. In California a real estate broker prepares a broker price opinion or comparative market analysis; only a licensed or certified appraiser may perform an appraisal. The two are used for different purposes and a broker price opinion cannot be represented as an appraisal.
When you need a formal appraisal — trust and estate work, probate, tax basis, a partnership buyout, litigation — we bring in licensed independent appraisers we work with regularly and coordinate the engagement for you, so you are not hunting for one yourself. They retain the independence their license requires.
Is Casa Fresco a licensed brokerage?
Casa Fresco is a private investment company whose principals are licensed. Sam Fox Brennan is a licensed California Real Estate Broker, DRE #02178674, and Vice President of Glenn Martin Company, a full-service brokerage that has served the Central Coast for more than twenty years.
That brokerage side carries Realtor association and MLS membership across the Central Coast and in the Central Valley, which is what lets us screen both markets continuously rather than relying on second-hand listing feeds. Construction is handled through our own licensed California general (B) and plumbing (C-36) contracting operation.
How much do I need to invest with Casa Fresco?
