The Connection

Money has been moving east over the grade for a century.

State Route 46 is the Central Coast's main east-west crossing — Paso Robles over the Diablo Range to Highway 99, with Route 41 running the same way out of Morro Bay and Atascadero toward Fresno. It is roughly two and a half hours. Agricultural freight has run that corridor for generations. So has capital.

The reason is arithmetic. When a Central Coast owner sells a building held for twenty years, the gain usually dwarfs the basis — and California taxes capital gains as ordinary income at rates reaching 13.3%. Stacked with federal tax and depreciation recapture, a straight sale can hand more than a third of the gain to the tax collector.

So they don't sell. They exchange. And a 1031 exchange has to land on something that produces more income than what was given up. In California, that increasingly means inland — which is exactly where the coastal yield math stops working and the Valley's starts.

Four forces, all pointing the same direction.

None of this is sentiment. Each one is a number a seller or an exchanger can check for themselves.

The yield spread

Coastal multifamily trades between 4.25% and 5.5%. Fresno trades between 5.5% and 6.5%. The same dollar buys materially more income two and a half hours inland — in the same state, under the same landlord-tenant law, with no out-of-state management problem to solve.

The 1031 clock

California taxes gains as ordinary income, up to 13.3%. With federal tax and depreciation recapture, a sale can cost north of a third of the gain — so owners exchange instead. But the replacement must be identified within 45 days, and that deadline is what sends coastal capital looking somewhere it can actually find yield.

The basis gap

The median San Luis Obispo home runs near $979,000 and Santa Barbara County near $994,000. In Fresno County, the median renovated resale is about $380,000. Coastal equity converts to roughly two and a half Valley doors for one — which changes what a portfolio can be built out of.

Fresno's own momentum

Non-residential construction starts in Fresno are forecast to climb more than 20% in 2026 and top $2.5 billion, with the high-speed rail station, an expanded airport terminal, and sustained logistics demand reshaping downtown and the industrial corridors. This is not a market being discovered. It is one being built.

Casa Fresco's construction arm holds California general (B) and plumbing (C-36) licenses. Those are state licenses — they are not bounded by the Coast Ranges. Scopes are written by the person who stands behind them, budgets come from a builder rather than a spreadsheet, and the work is run by a principal with capital in the deal. None of that changes because the address is in Fresno.

Real numbers before we bid

Rehab budgets are built from current trade pricing by the people who will execute them. On a market where the margin is made on the buy and protected on the build, an estimate that is wrong by fifteen percent is the whole profit.

Scope written to the resale

We build to what the local buyer is actually paying for — roof, windows, systems, kitchen, baths, and a finish level the comparable sales support. Not a coastal specification imported into a Valley price point.

One party accountable

Investor and builder are the same people, so there is no markup stacked on the budget and no schedule held hostage to someone else's backlog. The incentives point the same direction in Fresno for exactly the reason they do in Grover Beach.
