We don't just fund the work. We build it.

Casa Fresco's principals are contractors as well as investors. ADUs, renovations, and construction on our projects are handled in-house through our own licensed contracting operation — not bid out to whoever's available.

Lower Cost

No general contractor markup stacked on top of the budget. We build at contractor cost, which means more of every project dollar goes into the property — and the returns — instead of a middleman's margin.

Better Attention to Detail

The people managing the crews are the same people whose capital is in the deal. Quality gets checked by an owner, not a superintendent juggling six unrelated jobs. Our name is on the project twice — as investor and as builder.

Fewer Delays

No waiting weeks for a contractor's next opening, no schedule held hostage by someone else's backlog. Our crews mobilize on our timeline, and our budgets are built from real construction numbers — not a broker's guess.

When the investor and the builder are the same people, the incentives finally point the same direction.

Scope

What we build.

Residential and commercial, through our own licensed California general (B) and plumbing (C-36) operation.

ADUs and unit additions

Detached and attached accessory dwelling units, garage conversions, and added legal units on oversized residential lots — the strategy California's housing law keeps widening.

Full renovations

Roof, windows, systems, kitchens and baths, finished to what the local buyer or renter actually pays for. Not a coastal specification imported into a Valley price point, or the reverse.

Ground-up and commercial

New residential construction, plus commercial tenant improvements, reconfigurations and shell work on the repositioning projects we take on.

How our budgets get built.

The reason our construction numbers hold up is unglamorous: a builder produces them, and the same builder has to live with them.

Walk it first

A licensed contractor walks the property before anyone writes a number. Photos and a listing sheet are not a scope of work, and the difference usually shows up in the walls.

Price the real scope

Line-item pricing from current trade costs, with contingency sized to what that specific building is likely to be hiding — not a flat percentage applied out of habit.

Hold the number

The people who priced the job are the people who build it. An estimate that has to survive contact with the work gets written more honestly than one that doesn't.
