Yes. Deferred maintenance, an old roof, a kitchen from 1978, a tenant in place — we price the actual scope of work with our own construction numbers and the offer reflects it. You do not repair anything first.
How do you decide what to offer?
From verified comparable sales in that neighbourhood, the condition we see when we walk it, and a builder's estimate of what it costs to bring it to what the local market pays for. We show you the arithmetic, not just the number.
Can you buy a property in probate, a trust, or an estate?

Are you licensed, and does that matter?
Casa Fresco's principals hold California real estate broker and contractor licenses, and when we buy a property for our own account we disclose that in writing in every offer. You are dealing with a principal buyer, not a middleman, and you will always know exactly who you are dealing with.
